Top Hung Sliding Windows in Singapore: Advantages, Disadvantages & HDB Requirements

If you live in an HDB flat with windows facing the common corridor, you probably know the dilemma: open the windows for fresh air and give your neighbours a clear view into your home, or close them for privacy and sacrifice some ventilation.
A sliding window with top hung panels offers a practical middle ground.
The main sliding windows operate normally from side to side, while a separate row of top hung panels above can be opened independently. This allows fresh air to enter even when the main sliding windows remain closed.
You get ventilation, more privacy and greater flexibility — without letting everyone walking to the lift know what you're having for dinner.
But before installing one, there are some important HDB requirements, safety considerations and maintenance points homeowners in Singapore should know.
What Is a Sliding Window With Top Hung Panels?

A top hung sliding window combines two types of aluminium windows in one system.
The main sliding window panels move horizontally along their tracks, just like conventional sliding windows. Above them is a separate row of smaller top hung window panels, which are hinged at the top and open outwards from the bottom.
Both sections can be operated independently.
You can therefore:
Open the sliding windows for greater ventilation
Close the sliding windows and open only the top hung panels
Keep everything closed during heavy rain or when using air-conditioning
This flexibility makes the design particularly useful for HDB corridor-facing windows in Singapore.
Advantages of Sliding Windows With Top Hung Panels
1) Better Ventilation With More Privacy
This is probably the biggest advantage for HDB homeowners.
With a normal corridor-facing sliding window, opening the panels can expose quite a large portion of your living room or bedroom to people walking past.
With a top hung section, you can keep the main sliding windows closed while opening the smaller panels above for ventilation.
Fresh air gets in. Curious eyes have a harder time doing the same.
For homeowners who value privacy but still want natural ventilation, this can be a very practical configuration.
2) Useful During Light Rain
Singapore weather has a special talent for being sunny when you leave the house and raining heavily 20 minutes later.
Because top hung windows are hinged at the top and open outwards from the bottom, the glass panel itself can provide some shelter from light rain while still allowing ventilation.
However, an open top hung window is not completely rainproof. Strong wind and heavy rain can still push water through the opening.
So when the NEA weather warning starts looking dramatic, close the windows.
3) Flexible Ventilation Throughout the Day
A sliding window with top hung panels gives you more ways to control airflow.
During cooler mornings, you might open the main sliding windows fully.
When you want more privacy during the day, close the sliding panels and use the top hung section.
When the air-conditioning is on, close everything.
Instead of having only open or closed, you have more control over how your window works according to the weather and your needs.
HDB Requirements for Top Hung Sliding Windows
For HDB flats, installing a top hung section is not simply about choosing a design you like.
The glass specification, installation height and window configuration are important safety considerations.
1) Top Hung Panels Must Use Wired Glass or Laminated Glass
For HDB flats, the top hung section must use wired glass or laminated glass for safety.
Why?
The top hung panels open at a degree. If the glass is struck by an object or damaged by something falling from above, you do not want broken pieces of glass falling onto people below.
Wired glass contains a wire mesh embedded within the glass. If the glass cracks, the mesh helps retain the broken pieces.
Laminated glass contains an interlayer between the glass layers. If the glass breaks, the interlayer helps hold the pieces together instead of allowing them to fall freely.
Think of it like your phone's cracked screen protector: broken isn't ideal, but staying together is much better than pieces going everywhere.
This is why homeowners should check the glass specification, not simply compare quotations based on price.
Some window suppliers may quote ordinary glass to reduce the cost, while others may not be sufficiently familiar with the requirement.
A quotation that is $100 cheaper is not really cheaper if an important safety specification has simply been left out.
At Ho Ho, we believe the correct safety specifications should be considered before
fabrication and installation, not after somebody notices something is wrong.
2) Top Hung Windows Along HDB Common Corridors Must Be at Least 2.1 m Above Ground
There is another important requirement when a top hung window faces an HDB common corridor.
Unlike sliding windows, which move horizontally within their tracks, top hung windows project outwards when opened.
If they are installed too low, the open panel could become an obstruction to people walking along the corridor.
For common corridor applications, the top hung section must therefore be positioned at least 2.1 metres above ground level.
The logic is simple: your neighbour should be able to walk to the lift without having to perform an unexpected limbo under your window.
The correct installation height allows homeowners to benefit from the additional ventilation while reducing the risk of the outward-opening panel hitting passers-by.
Disadvantages of Sliding Windows With Top Hung Panels
Top hung sliding windows are useful, but they are not perfect.
1) The Handle Is Higher
The obvious consequence of installing the top hung panels high up is that the handle is also higher.
For shorter homeowners, elderly family members or anyone with limited reach, opening and closing the panels may be less convenient.
This is something worth considering before deciding on the configuration.
There is little point having excellent ventilation if operating your window becomes your daily stretching exercise.
2) More Moving Parts Mean More Maintenance
One reason conventional sliding windows are so durable is their simplicity.
Add a top hung section and you introduce additional hinges and hardware.
These components should be operated regularly and maintained properly. If the top hung panels are left untouched for long periods, the hinges can become stiff.
We recommend opening and closing them periodically rather than leaving them untouched for several years.
3) Hinges Require Periodic Lubrication
The hinges should also be lubricated periodically to maintain smooth operation.
As a general maintenance practice, applying a suitable lubricant approximately once a year can help reduce stiffness and unnecessary wear.
It takes only a few minutes — considerably easier than discovering one day that the window refuses to open when you finally need it.
4) It Costs More Than a Standard Sliding Window
A top hung section requires additional aluminium framing, glass, hinges and fabrication.
It will therefore cost more than installing only a conventional sliding window.
At Ho Ho, top hung panels cost an additional $150 per panel, on top of the applicable sliding window price.
Whether the additional cost is worthwhile depends on your home. For an HDB corridor-facing living room or bedroom where privacy and ventilation are important, the added flexibility can be very useful.
Normal Sliding Window vs Sliding Window With Top Hung
A standard sliding window is generally the simpler and more economical choice. It is easy to operate, relatively low maintenance and suitable for many areas of the home.
A sliding window with top hung panels provides greater flexibility.
You can use the main sliding panels when you want more ventilation and switch to the top hung section when you want airflow with greater privacy.
For many HDB homeowners, particularly those with common corridor-facing windows, that flexibility is the main reason to consider the upgrade.
How to Maintain a Top Hung Sliding Window
Fortunately, maintenance is relatively straightforward.
Keep the sliding window tracks clean by vacuuming or wiping away accumulated dirt and debris. Operate the top hung panels occasionally so the hinges do not remain stationary for very long periods, and lubricate the hinges periodically to maintain smooth movement.
Also check the window hardware occasionally for signs of looseness or unusual movement.
Your window does not need a spa day. A little cleaning, movement and lubrication is usually enough.
Is a Top Hung Sliding Window Suitable for Your HDB Flat?
A sliding window with top hung panels may be suitable if you want better control over ventilation and privacy, particularly for a corridor-facing HDB unit.
It is worth considering if you:
Want ventilation while keeping the main sliding windows closed
Want greater privacy along an HDB common corridor
Prefer more flexibility in controlling airflow
Want some ventilation during light rain
Don't mind the additional cost and occasional hinge maintenance
If simplicity and affordability are your main priorities, a standard sliding window may be sufficient.
Alternatively, homeowners concerned about corridor privacy can also consider a double section sliding window or vertical sliding window, depending on the window opening and site conditions.
