HDB Fire Rated Door | Singapore
"Do I need a fire rated door for my HDB main door?", this is the most common question asked by HDB home-owner.
Being a HDB licensed contractor, we are in the right position to advice you on this issue. Beware of the wrong information given my other wooden door supplier in Singapore.

1. What is the HDB main door regulation? Do I need a fire rated door for my HDB in Singapore?
You need a fire rated door for your HDB flat in two situations:
Situation 1: If your HDB flat has a main door entrance along the fire escape route, you need a 1/2 hour fire rated door.
Your main door is along the fire rate escape route when door open to passageways such as lift lobby and staircase in your HDB lift. A simple rule of thumb is when your HDB main door is within 3 metre from the nearest lift or staircase, you will need a 1/2 hour fire rated door.
You also need to make sure you engage a HDB licence contractor like us to install your fire rated door as we will need to apply a HDB permit on your behalf before we can change your fire rated door.
If your main door is not within 3 metre from the nearest lift or staircase, getting a solid wooden door for your main door is sufficient and you do not need to apply for a HDB permit.
Situation 2: If your HDB flat already comes with a fire rated door provided by HDB originally, you will have to replace your main door with a fire rated door.
This is usually the case when your main door is double leaf meaning there is one small and one big panel and this main door is provided by HDB. When your main door is double leaf, it means that your HDB flat belongs to a newer batch of HDB flat that are equipped with a fire rated door. If that is the case, you need to replace your main door with a fire rated door.
You also need to make sure you engage a HDB licence contractor like us to install your fire rated door as we will need to apply a HDB permit on your behalf before we can change your fire rated door.

2. What is the penalty if I do not get a fire rated door when I need to?
Under Housing & Development (Renovation Control) Rules 2006, you are required to engage HDB registered renovation contractor to carry out renovation works in your flat. As explain previously, HDB require you to apply for a HDB permit when you change your fire rated door. Hence you are require to engage a HDB registered contractor like us to replace your fire rated door.
If you as a flat owner do not engage a HDB register contractor, to carry out the work and/ or breach HDB's renovation rules/ guidelines, you will be fined.
Upon conviction of not getting a proper fire rated door from a HDB registered contractor, you can lead to a fine of up to $5,000 and other penalties. Hence please do not buy your fire rated door from other supplier in Singapore. Buy your fire rated door from wooden door supplier with HDB licence to protect yourself from any penalty in the future.

To be safe that you do not breach any HDB regulation, please ensure that you purchase your fire rated door from HDB registered contractor like us. As a HDB registered contractor, we are properly trained and know all the required HDB rules and regulation.
If by any chance, we do not sell you the proper door, we will have to bear the fines. Hence we will not sell you any door beside for the main door that is suitable for your HDB flat.
3. What documents must I prepare when I order a fire rated door in Singapore and what will I receive after I order a fire rated door?
When you prepare to order the fire rated door
When you purchase your fire rated door from a HDB register contractor like Ho Ho, we will apply a HDB permit on your behalf for free.
However, you will need you to provide us with two documents. We will need a copy of a HDB floorplan (not the floorplan drawn by your designer but the floorplan provided by HDB) and a copy of a HDB acknowledgment form filled by the owner of the unit.

If you have misplaced your HDB floorplan, you can either buy it on the HDB website yourself for $5 or we can purchase it on your behalf for $5.

After installation
After your fire rated door is installed, you will receive 3 items
a) A HDB permit sent to your home within 1 month of the installation
3 to 6 months after installation, a independent party will come to your unit to check the fire rated door at no additional cost to you
b) A sticker by certification company pasted on your fire rated door
c) A fire rated certificate
After your HDB permit is approved, you will receive a copy of the HDB permit within 1 month of installation in your mail box. (Refer to 3rd picture below)
If you do not receive it, please email us within 1 month and we can send you a soft copy.
Once the HDB permit is approved, a message will be sent to your mobile number. We can also request us to email you a soft copy of the HDB permit before installation.

4. Do you know that smoke detector, door closer and stainless steel lock is needed for fire rated door that is approved by HDB?
According to HDB regulation when fire rated door is being replaced, the new fire rated door must be installed with a self-closing device (door closer), accreditor label (sticker that will be paste after installation and inspection) and most importantly a localised home smoke detector as shown below. The home smoke detector will alarm you and your neighbours in the event of fire by giving you more time to escape and prevent fatality during fire.

5. What types of fire rated door are there in Singapore?
There are 3 types of fire rated door in Singapore
a) Varnish Fire Rated Door
b) Veneer Fire Rated Door
c) Laminated Fire Rated Door
a) Varnish Fire Rated Door
Varnish fire rated door is the most traditional and basic fire rated door in the Singapore market.
FR 1 is the plain basic model whereas FR 2 to FR 7 come with wooden trimming.
The current trend in the Singapore Home Deco is flush door hence FR 1 is more popular.
Advantages of Varnish Fire Rated Door
a) The price is cheapest for fire rated door
b) comes in natural looking wooden colour hence varnish fire rated door is perfect if you are looking for a country home look
c) versatile as you can varnish it in any colour in the future to give your door a new look.
We will not recommend painting your door as painting the door will destroy the wooden grain.

From 2005 to 2015, HDB furnish new HDB BTO flat with veneer door. During 2005 to 2015, the most modern trend is veneer fire rated door with 2 shades like SD 309 Recon Dark Walnut /Cherry.
For Veneer Fire Rated Door, the popular design will be SD 306 Recon Euro Walnut and SD 305 Recon Dark Walnut.
However, Veneer Fire Rated Door is no longer the most latest trend. Since 2016, all new HDB BTO flats are equipped with Laminated Fire Rated Door.
This is because after using Veneer Fire Rated Door for 10 years, customer feedback is that under sun and water exposure, the colour of veneer will fade when the protective layer of lacquer wear off. During daily usage, Veneer Fire Rated Door is also prone to scratches. Hence I will not recommend Veneer Fire Rated Door for homeowner with pets or young children.
Hence, I will strongly recommend you the opt for the Laminate Fire Rated Door if you have a higher budget or buy the Varnish Fire Rated Door.

6. Why are there very cheap fire rated door out in the Singapore?
We are aware that there are wooden door companies selling very cheap fire rated door in the market but they are not HDB registered contractors. Hence getting your fire rated door from them is against the HDB regulation as they are unable to apply the necessary HDB permit for you.
Fire rated door comes from many different country of origin hence different quality and price point.
Hence, to regulate the fire rated door in the Singapore Market. HDB require homeowner to purchase fire rated door from HDB register contractor to ensure the quality of the fire rated door you purchase.
